Early payment
If the tenant pays a month ahead, the app will not let you mark it . paid a month ahead, which is really bad it used to can you guys
A little confusing
In many ways the app is straightforward. However, the way to edit/add expenses is a bit confusing. Things get overwritten instead of added.
Not impressed
I purchased the app and was not impressed that had to pay more to get more features. Double dipping your clients is a low act.
Poor value for money
A useful and handy app, albeit missing some features that I hope will be added soon. I’d like to be able to upgrade some features that only landlords with many properties can use, but without having to pay for the full upgrade, eg automatic invoices that is not included in mini, but only if you double the cost for the upgrade... And if you try to be proactive and simply add all rent invoices for the month, your accounts will now show the tenant in the red rather then only owing the invoices to date. It would be handy if I could add an expense and then separate that into what I owe and what the tenant owes. Ie, a water bill here will be paid by me, but I will charge the usage part to the tenants. The app requires you to separately invoice the tenant as another rent invoice. In saying all of the above, the app does help me keep all of my invoices and accounts together and relatively easily managed for tax time. I’d love if the taxable and non taxable expenses were separated in the report to make tax time simple. The app is worth the cost, but has room to improve.

Very disappointed
I’ve used Landlordy for years and been super satisfied with the features, ease of use and overall aspect of managing my rental properties. Now all of a sudden I log in to update rent income for the month and a popup tells me I have to pay $50 to continue using the app as I have all these years! I can’t even download my historical data for the year without paying? No previous notice or warning…very disappointed, will no longer use this app!

Really great app, missing ability to track tenant complaints for legal purposes.
Not Happy!
Do not bother with this app. Have been using the free version for over 2 years, and all of a sudden, I am asked to upgrade when more than 20 rent payments are recorded. It used to be unlimited with 2 properties. Now I’m 3/4 of the way through the financial year and I can’t continue! I’m not upgrading as I technically only need it for 1 property (the other has a property manager), so I will find another app to use.
It’s good but…
It doesn’t really have good templates fitted under the new tenancy law of South Australia, as the wording needs to be very carefully chosen, would be nice if you could have some compliant templates for different jurisdictions, as a pad premium feature if it helps

It’s a great app and at a very good price . I read all the reviews off different app’s available in market and they charge monthly. When I ask them questions they said our app won’t support ur business. Which is multiple properties. This is the beast and very good price and just pay monthly of $3 for I cloud backup. You can creat multiple properties . Multiple expense and more . Very easy to use and easy to backup. Send notices . Print invoices on click of button . Send notices via email . Text . It’s great app .

As always this program is simple to use with all the necessary information at my fingertips on my iPhone. Have been using program for several years without any problems. The support is excellent, only asked two questions while in use, and had a quick response. Also it is easy to set up and if you forget something I can always manage to “finger” my way thru. It is intuitive. Keep up the good work and support not planning on switching to anything else. Great for landlords. Thank you Joe R :-)

I purchased mini version under belief I will get automatic invoices. Not true unfortunately. I never got response on this issue from Landlordy app support so I guess this speaks on its own
Multiple users issue
There’s no option for multiple users to manage the app , like in most of the cases owners don’t manage things but the assistants do it , but owner just wants to keep a track on it so , please do something for multiple users to login and use the application
So convenient!
I love being able to update my expenses and rental income right on my phone. It also allows me to just send my tenants a receipt automatically.

Could be better
I have been using this app for over a year, I paid for the first upgrade, but still don’t understand why it doesn’t include some very basic features, like recurring invoices or payments. Instead, they insist i pay for yet another upgrade just to have this, but the next upgrade is really for multiple properties and I only manage one, so its not worth it (just for the convenience of something as simple as recurring payments, which would cost them nothing to add). It’s a shame they don’t offer any interim solutions for smaller landlords. Other than that it would be a pretty good app.
Limited use
So I have given it a 2 star because the free version is limited. I don’t mind paying for an app, but I need to know its full worth to me before buying and I want full access to review it. It would have been better if they offered full access for 15 days where I could use it and see if it was for me. But currently there are limitations for anything extra. For example I wanted to add my property and all my tenants into the app, but I was only allowed 1 tenant per property. I wanted to try a couple other features, but once again I was asked to subscribe. I can’t keep paying full access for apps only to find it’s not what I need. The app might be great, but I don’t know. From what I saw with limited usage it looks pretty good. Sorry I couldn’t write a more in depth review.

If the rent is behind it won’t specify by how much. Good for records but not much help for me.

Like the app but it is useless to me if I can’t set up fortnightly rent payments. Such a shame.

It’s a pretty good app. I would like it even better if the report could export appliances to keep track of depreciable items. It would also be good if you could use it over multiple devices instead of having to backup, reload onto new device then remember which device has the most u to date information
It okay
I know there are probably better apps out there. I paid to upgrade and the benefits weren’t a lot in which they trying to upsell me even more which I’m not willing to do. I can work with what I have ... so it’s okay.
Easy to use
I have been using this app for years to help me manage my rental properties. It’s fantastic and I have recommended it to others. It’s such a good price compared to other apps and it has everything you need to keep accounts of income and spending.
Alerts don't work
The alerts don't work. About at crucial as it gets. No alert for gas certificates etc. Literally the main reason I paid for the full version

Invoicing Is A Bit Basic
The invoices don’t seem to format well when emailing to my tenant from my iPhone. Also, the date format is in US format with the month first and there appears to be no way to change it in Settings. We’re in Australia, so my tenants expect Australian format, as do I!

When sending invoices to the tenants change it into a pdf. Sending in a written note form is unprofessional.

Great app , could use some features
Overall Landlordy has done everything needed for me. A few features that would be amazing are: 1) the ability to backup to iCloud Drive instead of drop box. 2) syncing across multiple devices without me having to manually make sure they are on the same sync. Currently me and the other owner of our property, in order for us to see the same information a lot of work is needed. So atm I deal with all the app stuff as we don’t want the info to be not added correctly. Syncing based on an email would be ideal.

This app saves me so much time. I like the Dropbox backup and ease of use. I use Reminders all the time. Simple to understand and use👍👍
