We’ve been using Stessa for 6 years now and we love it. We really wish the app could track time for material participation and integrate with other websites. We would pay so much more! Nudge nudge-wink wink*
No support
It used to be great now as a paid pro subscription member you have to wait a month to ask a question in person or deal with a bot . Moving my account elsewhere
Keeps crashing when sorting transactions
I sort out my transactions on my Phone when I can. But the app keeps crashing! I could do it on my computer, but I wish I could also do some of the work on my phone so I don’t forget or get behind on sorting my expenses.
Screwed up latest version
The app doesn’t automatically login with a Face ID despite I selected option to login with Face ID this used to work in the prayer versions. Now I need to login and authenticate every time I use the app.
Key Feature is an update
I truly only wanted one thing. A place to upload receipts and track expenses. Ironically the one thing I need is the upsell to PLUS… had a bunch of other features it offered that truly are nice but not needed. I felt this was backwards. The simple things should be free- the tracking value, market values,, etc are nice but not a key needed component. I’ll just go find an expense tracker. Disappointed.

Freezes after Entering Transaction
I use this app daily, but lately, it has become incredibly frustrating. The past few days in a row, the app completely freezes with an infinite spinning loading wheel right after I enter a transaction. I have to force close the app every single time just to get out of it, and then check to see if my entry actually saved. Please fix this bug in the next update!
Recent Disappointments
To be clear - Stessa has been great overall! I would still recommend this platform and app to anyone needing a tool to manage expense tracking, income, etc. the features tend to grow with our requests (e-signing, better management of multi-unit properties that are split between STR and LTR, etc etc.) So I’m hoping they read this and work on the app! In the past few months, the app has been glitchy, slightly out of sync with the website updates, and generally just caused me lots of confusion). None of my issues are crippling. I can always log into the website and get it sorted out. But one of the best parts of Stessa was how much of their web functionality was available in the app! Maybe a little more UAT would help eliminate these random bugs? Would give the platform 5 stars… but this review is for the app.
What is so hard about bank reconciliation??
This app has everything I need except for bank reconciliation. So many of their competitors include it! I’ve been using this app for years but dread month end when I have to manually reconcile my bank account! It can’t be that hard of a function to add!
Great, but
This is a great app that is easy to use, and generates excellent reports at the end of the year. However, ever since the last update there is a constant error message that prevents the ability to upload photos of receipts. This is very unfortunate!
Stessa Property manager on iphone
I’ve been using this for about a month and a half now and it’s easily the best and easiest to use app for tracking what I’m spending on my Rental properties. I’ve listed about eight of my Rental homes on here and it’s just been super easy.
Need to fix immediately
I want to give five stars but your recent update has horrible functionality on the app for iPhone. Can you please allow transaction to be entered and corrected they way they used to be before the update. Additionally it is now requiring full sign in every time I try to log in, unlike every 30 days before. I have been using this app for over 4 years and what ever update you recently did is making me want to switch now.
Previous version was easier
The latest update to Stessa has been a major letdown. The new interface is clunky and confusing, making it much harder to edit and record payments. I loved the old version, but this new one is a step backward. Hopefully, the devs will go back to the drawing board and make some changes to improve the user experience
Terrible functionality
The app somehow is not formatted for mobile. It is literally a mobile app….yet it does not work with a mobile phone. During set up and while looking at the home screen right after set up, I CANNOT SCROLL DOWN OR UP. There is plenty more to see but you can’t scroll. I almost couldn’t complete set up because it wouldn’t let me scroll down to the yes or no question.
Is there a tenant app?
I’ve been trying to figure out how to get an app for this for the tenant side because they’re making payment easier on my end because instead of going through my email and then sending me to the website to pay my rent
Value Landlord Management App
I think this may be one of the best values on the market for landlord rental management. It might not have all the bells and whistles that other apps have, but it seems the team is working on making the app better every day. I tried Quickbooks and had too many issues with payment processing, and I didn’t like working with Indian customer service representatives because they didn’t seem empowered or knowledgeable enough to resolve issues. Stessa’s team handles issues promptly. There are some features that I wish the app had (e.g. depreciation and amortization tracking), but I’m confident the team is working towards building a solution.
Update is trash
Love Stessa, ever since it was purchased by Roofstock the quality has gone downhill. They tried so hard to make it look better and work better, but now in turn it’s a pain to work with. Newest update brought constantly being logged out (in less than a day), notifications asking if you are ok with the picture scanned (they look perfect), and auto choosing categories (they’re always wrong).
Would be fantastic if it weren’t so buggy.
I like the software and really wanted to like the iPad app, but the implementation is just awful. It is so buggy, to the extent that it is practically unusable. Every task becomes either dramatically more difficult than it needs to be or impossibly broken. Even minor stuff like there UI doesn’t even fit correctly on the screen, so that text, buttons, and input boxes that are needed extend past the screen with no way to get to them show how sloppily this was put together. There are so many bugs that you just can’t get normal use from it. I tried thirty different times and ways to save dates and it worked for some properties and not for others. One of my properties refuses to allow me to add a lease to it. If this app worked like it was supposed to it would be great, but it’s honestly just a mess.
Easy to use, but…
I like it a lot. I’m a paying subscriber. Their support team responds very quickly. But one thing really bugs me: As a landlord getting the rent quickly is of great importance. A tenant paid me on June 27 but I still don’t see the money in my account on July 2; it shows pending. Come on team! Even the unpaid version of Venmo is faster than this. I want it to be no more than 2 days; I will give you 5 stars. Let the unpaid users wait longer 😊 I will pay you more if you can make it 24 hours. I want my rent money 💰

Expensive
Expensive and old fashioned looking for what it does.
Was good but….
Constantly logs me out even with facial recognition chosen… now goes to a blank screen and if I opt to delete and reload it says it will delete my Data…. What the hell good is that? If I paid the fee would it act better? Cancel culture trying to force me to pay?
Love Stessa!
I just got this app yesterday and am currently still figuring it out, but I love how it does not require too much work and shows your expenses on the spot! I also love how you can put a repeat a lease payment.
Another Update Another Issue
3/30/26 Review: Another update and another issue. I have a persistent notification bug that is impossible to clear. I've tried signing out of the app, deleting the app, signing into a different account, deleting the app again, and no matter what I do I cannot get my notification to clear. Says I have 22 when my account says only 15. And to top it off I am unable to find this app in my notification settings, so I can't even disable the bubble notification for this specific app. What a mess. This app used to be so good but like everything else they just make it worse every single update. Original Review: This used to be my go to accounting software and now I struggle to recommend it to people that ask. Every "New Features" upgrade makes current features worse, and also breaks functionality. Recording rental payments takes way too many steps, spmething that used to he pretty quick on the app, and the website is glitchy when adding transactions. Their newest update has now broken the ability to view receipts that are a PDF, something that used to work flawlessly. What is this developer team doing? I suggest all you coders to try and use your website and app like a landlord would, and hopefully you will begin to see all the bugs and issues that you keep introducing.
Multiple issues connecting to bank
I’ve had the premium service for a few years now. Overall I like it however, not once but now a couple times, my transactions and the bank connection refuses to connect. The customer service I have been given has been moot with them saying it’s been escalated yet it’s been over a month now without any resolution. Now it is tax season and I would love to get ahead. Also I am working on another project with my bank, I would love to print out my rent roll and net cash flow but my transactions have not been updated on here in weeks. I am less than thrilled.

Full of bugs
The app has lots of potential. I use it to organize P/L on my rentals, but the interface in iOS (and macOS) is full of script bugs. Crashes often. At times I leave it alone for a month until they fix them but new ones come up. I commend the developers for their effort in achieving a useful product. I would never pay for the premium version of the free one is this unreliable.

I have been using this app to manage 4 rental properties for a long time now and STESSA has proven to be very usefu; support, when necessary, is always prompt.
Fix your user interface
This app behaves like a desktop site forced to fit into a phone screen. Menus are cut off, you can’t see the select options, the keyboard blocks inputs. For a professional finance app, this is completely unprofessional and ridiculous to be encountering these types of interface issues 2026.
Better than a lot but lacking
For a company that has been around for so long they still have a lot of basic improvements needed. I will probably not renew my subscription and go back to free and look elsewhere again for better property management software. So many bad options that have so much resources and money. No excuse to still have terrible software and systems.
The best of the best
I’ve been using Stessa for almost 2 years and I’m so so grateful I’ve found this platform. It completely transformed my business, and put me in control of my finances. It’s EVERYTHING I need for running my short-term rental business . I absolutely love it and highly recommend it to any landlords or hosts out there !!
Stessa introduced significant downgrades to the interest APR on cash management account balances
The only real competitive advantage Stessa provided with its paid subscription tiers was the decent interest rates on its cash management accounts. However, the company recently notified customers that the interest rates will now be based on account balances (in addition to still requiring a paid subscription). Pro users paying $28/m who maintain a balance under $10,000 will receive an APR of 1.33%. Pro users who wish to receive an interest rate similar to the one we were promised when purchasing the subscription would need a minimum balance of $250,000. For users who are mid-cycle on an annual plan, the company is removing a primary benefit promised during signup, which will decrease their earned interest by $181 when comparing the rate applied to a $10,000 balance now versus after the program downgrade.
Customer support is pretty poor.
I’ve had a repeated issues with Stessa. I just keep getting a “we have someone looking into it” response. You have to schedule a call to get someone on the phone and nothing on the schedule was ever open until a few weeks out each time I’ve tried to book a call. Responses are very slow on any issue submitted via their chat support.
